PLEASE TAKE NOTICE that by virtue of a judgment of foreclosure entered on March 29, 2013 in the amount of $382,840.10 the Sheriff will sell the described premises at public auction as follows:
TIME: October 1, 2013 at 10:00 AM
TERMS: By bidding at the sheriff sale, prospective buyer is consenting to be bound by the following terms:
1.) 10% down in cash or money order at the time of sale; balance due within 10 days of confirmation of sale; failure to pay balance due will result in forfeit of deposit to plaintiff. 2.) Sold "as is" and subject to all legal liens and encumbrances. 3.) Plaintiff opens bidding on the property, either in person or via fax and as recited by the sheriff department in the event that no opening bid is offered, plaintiff retains the right to request the sale be declared as invalid as the sale is fatally defective.
If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee\'s attorney.

Commencing at a stone monument located at the Southeast corner of Section 35, Township 30 North, Range 20 West, St. Croix County, Wisconsin; thence North along the East line of said Section 35 for 395.0 feet; thence at right angles and West for 743.4 feet to the point of beginning of this description; thence continuing West for 256.3 feet; thence South at right angles for 329.0 feet; thence East at right angles for 256.3 feet; thence North at right angles for 329.0 feet to the point of beginning. Subject to an easement over a triangular tract of land described as follows: beginning at the Southeast corner of the above described tract; thence North along the East line of said tract for 100.0 feet; thence South 12° 43\' West for 102.43 feet to a point on the South line of said tract; thence East along the South line of said tract for 22.56 feet to the point of beginning of the easement description. Together with a 20 foot wide easement for road purposes, being 10 feet on each side of the following described centerline:
Commencing at the Northeast comer of the above described tract: thence West along the North line of said tract for 97.48 feet to the point of beginning of the centerline description of the 20 foot wide road easement; thence North along said centerline for 97.38 feet; thence North 37° 44\' East along said centerline for 370.2 feet to its intersection with the main 66 foot wide road easement, which is the end of the centerline description of the 20 foot wide road easement. Together with a road easement over and across the roadway as it is presently located and traveled from the above described property to Wisconsin State Trunk Highway No. 35, and as described in that Quit Claim Deed recorded in the Register of Deeds office for St. Croix County, Wisconsin on August 19, 1968 in Volume 445, page 7, Document No. 293374.
