The Hudson City Council approved a revised plan for the future commercial development at the northeast corner of Vine Street (County UU) and Carmichael Road Monday night.


When SSG Corp. first approached the city about annexing the former Robert and Marcia Hansen property at the corner, its proposal was to build a 26,000-square-foot office building and two retail buildings (17,230 square feet and 7,000 square feet in size) on the site. That was the final development plan for the nearly five acres that the city approved last October.

Earlier this year, the developers (now listed as Prairie View Center Limited Partnership) requested a change to exclusively retail use of the property, citing a glut of office space available in the Hudson area.

The developers also asked to subdivide the parcel into a 3.9-acre lot where Prairie View Center will construct its buildings and a 0.92-acre lot on County UU east of Carmichael that it plans to sell. The property is zoned as a B-2 general business district.

The City Council unanimously approved both of the developers' requests Monday night.

Alderwoman Carah Koch, who represents District 6 where the planned retail center is located, requested that the revised final development plan be taken off the consent agenda in order to draw attention to it. She said people ask her what is planned for the corner and she wants them to know that the new plan is for retail use only on the Prairie View Center lot.

Koch said the city doesn't know what the developers' plans are for the 0.92-acre lot at this time.

The revised Prairie View Center plan shows two retail buildings along the eastern and northern lot boundaries. Construction of a 19,780-square-foot building along the eastern edge of the property is planned in the first phase of development. A second building with a footprint of about 12,000 square feet is planned for the second phase of construction.

The entrance to the development will be from Carmichael Road, approximately 350 feet north of Vine Street. Vehicles will enter a parking lot in the center of the property adjacent to Carmichael Road. A storm-water drainage pond will occupy the spot next to the intersection of Vine and Carmichael where a swimming pool was once located.

The entrance to the 0.92-acre lot will be from Vine Street (County UU).

Residential development

The council also approved (as a consent agenda item) the final plat for a 32-unit residential development at the northwest corner of Mayer and O'Keefe roads. Dean and Dion Hanson intend to build 16 two-family structures on the site.

Community Development Director Dennis Darnold said in an issue sheet prepared for the council that the new Stone Creek Development would be similar in concept to the Hansons' Tall Grass development at the corner of Mayer Road and Aspen Drive.
