STATE OF WISCONSIN, CIRCUIT COURT, ST. CROIX COUNTY

Chase Home Finance LLC, Plaintiff, vs. Melissa A. Simones, Patrick F. W. Simones and Centex Home Equity Company, LLC a/k/a Nationstar Mortgage LLC, Defendants.

PLEASE TAKE NOTICE that by virtue of a judgment of foreclosure entered on January 26, 2009 in the amount of $163,133.52, the Sheriff will sell the described premises at public auction as follows:

TIME: July 28, 2009 at 10:00 a.m.

TERMS: Pursuant to said judgment, 10% of the successful bid must be paid to the sheriff at the sale in cash, cashier's check or certified funds, payable to the clerk of courts (personal checks cannot and will not be accepted). The balance of the successful bid must be paid to the clerk of courts in cash, cashier's check or certified funds no later than ten days after the court's confirmation of the sale or else the 10% down payment is forfeited to the plaintiff. The property is sold 'as is' and subject to all liens and encumbrances.

PLACE: On the East steps of the St. Croix County Courthouse, in the City of Hudson, St. Croix County.

DESCRIPTION: Commencing at a point 130 feet South of the NW corner of Lot 18 in Block "2" in Morrison's Addition to City of Hudson; thence East 126 feet to point of beginning; thence South 65 feet; thence West to Eleventh Street; thence North on East side of Eleventh Street 65 feet to a point West of place of beginning; thence East to point of beginning, being a part of Lot 15 and a part of Lot 14 in said Block "2" in Morrison's Addition to City of Hudson. Part of Block "2" Morrison's Addition to City of Hudson described as follows: Commencing at the NE corner of parcel of land described in deed from Lloyd W. Nord and Edith Ann Nord, his wife to Merle L. Young and Marion L. Young dated November 25, 1949, which deed was recorded in Office of Register of Deeds for St. Croix County in Volume "297", page 250; thence East parallel with North line of Lot 4 in said Block a distance of 6 feet; thence South parallel with East line of said Block a distance of 65 feet; thence West 6 feet to SE corner of land described in deed above mentioned; thence North 65 feet to place of beginning. All in St. Croix County, Wisconsin.
