Homecomings Financial Network, Inc., Plaintiff, vs. Cynthia A. Conroy n/k/a Cynthia A. McConville, Patrick E. Conroy, Kevin D. Helmen, Leslie C. Helmen, First Federal Capital Bank n/k/a Associated Bank, Bremer Bank, National Association, Audrey A. McConville, Rodli, Beskar, Boles & Krueger, SC, and Coach Bar, Inc., Defendants.

PLEASE TAKE NOTICE that by virtue of a judgment of foreclosure entered on February 24, 2009 in the amount of $700,059.91, the Sheriff will sell the described premises at public auction as follows:

TIME: September 15, 2009 at 10 a.m.

TERMS: Pursuant to said judgment, 10% of the successful bid must be paid to the sheriff at the sale in cash, cashier's check or certified funds, payable to the clerk of courts (personal checks cannot and will not be accepted). The balance of the successful bid must be paid to the clerk of courts in cash, cashier's check or certified funds no later than ten days after the court's confirmation of the sale or else the 10% down payment is forfeited to the plaintiff. The property is sold 'as is' and subject to all liens and encumbrances.

PLACE: On the East steps of the St. Croix County Courthouse, in the City of Hudson, St. Croix County.

DESCRIPTION: PARCEL I: A parcel of land located in the S 1/2 of section 25-29-20, being in the City of Hudson, and being part of Outlot 239 of the Assessor Plat of the City of Hudson, further described as follows: Beginning 280.7 feet due N of the S 1/4 corner of said Section 25; thence N 41 degrees 41 minutes E a distance of 245.7 feet; thence N 58 degrees 12 minutes E a distance of 230.0 feet; thence S 32 degrees 50 minutes E a distance of 259.3 feet; thence S 1 degree 24 minutes W a distance of 40.0 feet; thence S 70 degrees 33 minutes W a distance of 213.0 feet; thence S 49 degrees 17 minutes W a distance of 126.3 feet to the North line of the highway; thence S 87 degrees 32 minutes W along the N line of said highway to the E line of High Street; thence Nwly along the E line of High Street to the point of beginning.

Together with an easement consisting of an access roadway 25 feet in width commencing at the NE corner of the above described property; thence SEly along and adjacent to the E line of above described premises; thence S 32 degrees 50 minutes E 259.3 feet; thence S 84 degrees 34 minutes E 150.1 feet; thence S 30 degrees 30 minutes 280.1 feet to the N right of way line of State Trunk Highway "12"; thence S 61 degrees 14 minutes E along said right of way line to the E line of Outlot 239; thence N along E line of said Outlot 239 to Coulee Road; it being the intent to provide a perpetual right of ingress and egress to and from the public highway.

Except that part of the above described as follows: Part of the SW 1/4 of the SE 1/4 of Section 25, T29N, R20W, being part of Outlot "239" of the City of Hudson described as follows: Lot 1 Certified Survey Map filed in Vol. 5, page 1445, as Document No. 394864.

Also EXCEPTING therefrom a parcel of land located in part of the SW 1/4 of the SE 1/4 of section 25. T29N, R20W, being part of Outlot "239" of the City of Hudson, St. Croix County, Wisconsin further described as follows:

Commencing at the S 1/4 corner of said section 25; thence N 22 degrees 07 minutes 49 seconds E (bearings referenced to the South line of the SE 1/4 assumed to be N 89 degrees 59 minutes 41 seconds) 515.22 feet; thence N 58 degrees 45 minutes 56 seconds E 200.0 feet; thence S 32 degrees 11 minutes 11 seconds E 259.41 feet to the Northerly corner of Lot 1 of Certified Survey Map Volume 4, page 910 as recorded in the office of the St. Croix County Register of Deeds, said corner also being the point of beginning of this description; thence S 02 degrees 18 minutes 01 seconds W, along the Northerly line of said Lot 1, 40.0 feet; thence S 71 degrees 15 minutes 43 seconds W, along said Northerly line, 212.72 feet; thence N61 degrees 55 minutes 32 seconds E 230.13 feet to the point of beginning, St. Croix County, Wisconsin.
