PLEASE TAKE NOTICE that by virtue of a judgment of foreclosure entered on July 17, 2008 in the amount of $222,528.86, the Sheriff will sell the described premises at public auction as follows:
TIME: June 16, 2009 at 10:00 a.m.
TERMS: Pursuant to said judgment, 10% of the successful bid must be paid to the sheriff at the sale in cash, cashier's check or certified funds, payable to the clerk of courts (personal checks cannot and will not be accepted). The balance of the successful bid must be paid to the clerk of courts in cash, cashier's check or certified funds no later than ten days after the court's confirmation of the sale or else the 10% down payment is forfeited to the plaintiff. The property is sold 'as is' and subject to all liens and encumbrances.

DESCRIPTION: Part of the NE 1/4 of SE 1/4 of Section 5, Township 29 North, Range 19 West, in the Town of St. Joseph, St. Croix County, Wisconsin described as follows: Commencing at the NW corner of the NE 1/4 of SE 1/4 of Section 5-29-19, for a point of beginning; thence on an assumed bearing of due East, along the North line of said NE 1/4 of SE 1/4, 141.67 feet; thence S 01 degree 09' 32" E, 570.66 feet to an iron pipe; thence S 37 degrees 47' 56" E, 564.00 feet to an iron pipe on the East line of that certain parcel of land described in Vol. 422 Page 129; thence S 02 degrees 45' 13" E, 40.69 feet to the SE corner of said certain parcel; thence N 89 degrees 18' 03" W along the South line of said certain parcel 508.85 feet to the West line of said NE 1/4 of SE 1/4; thence N 00 degrees 26' 09" E along said West line, 1050.71 feet to the point of beginning.
Together with an Easement 30 feet wide for ingress and egress from said Township Road South to the East 30 feet of the above parcel, the East line of said Easement being the East line of the land described in Vol. 422, Page 129.
