Open spaces are invitations to come to Hudson

As one drives throughout Hudson, signs can be seen on open lots, buildings and retail strips advertising space or land that is available for development. Both downtown and "on the hill" opportunities abound for interested clients.

"It's a market consideration," said Denny Darnold, City of Hudson Community Development Director. "Up until 2007 it was wide open."

"We are seeing some interest and movement in these buildings that have been sitting empty," said Darnold. "Hopefully it is a sign the economy is picking up."

Downtown locations which have space available for retail or office usage, include River City Center, Dania Hall, Riverfront Square (Buckeye and First), Grandview Professional, the building south of the Freedom Valu Center, Kron's building at Second and Locust, the Hatch Building, the old post office, 701 Second St., 126 and 120 Second St. Near downtown, the Hudson Professional Building at 901 Fourth Street also has space.

"Most of the calls I get are more oriented towards businesses asking for permits," said Darnold. "A lot of these may have found a location already."

Up on the hill, retail and/or office space appears to be available at these locations Plaza 94, Hudson Market Place East (former Blockbuster location), U.S. Bank, Prairie Pointe, Monetary Square, FW Gordon building near Aldi, Carmichael Professional, the former Perkins, River Ridge, 1200 Crest View, Webster Square, former Citizen's State Bank building, Freedom Center (North in front of Plaza 94) and Elliot Architects.

According to real estate developer Brian Zeller of Greystone Commercial, the vacancy rate in Hudson compared to the metro area is significantly lower.

"It is a strong market and some of the vacancies have to do with a company growing and needing additional space."

"We have a strong business community and Hudson is a regional shopping center," said Zeller.

"We weathered the economic downturn," said Zeller. "It is a steady market. When the nationals came to town they underestimated the Hudson market. They were all pleasantly surprised. Their business has been phenomenal."

"I can't think of any other market I could have the confidence in that I do in Hudson," said Zeller. "This is a great market."
