PLEASE TAKE NOTICE that pursuant to Wisconsin law, under and by virtue of a Findings of Fact, Conclusions of Law, and Judgment entered in the above- entitled action on November 17, 2009, I, the undersigned Sheriff of St. Croix County, hereby give notice that I will sell at public auction to the highest bidder at the entrance of the St. Croix County Government Center, 1101 Carmichael Road, Hudson Wisconsin 54016, on Tuesday, May 25, 2010 at 10:00 a.m., the following described real estate:

Outlot 43 of the Assessor's Plat of the Village of Somerset Except part to John and Maxine Leske in Volume 565, Page 398 and EXCEPT Lot 1 of Certified Survey Map recorded in Volume 9 of Certified Survey Maps on Page 2591 and EXCEPT Lot 1 of Certified Survey Map recorded in Volume 11 of Certified Survey Maps on Page 3077.

Parcel Identification No. 181-1009-10-400, which is located at XXX S.T.H. 35, Somerset, Wisconsin 54025, is subject to easement for ingress and egress between JKRC, LLC, its successors and assigns, and Float Rite, Inc., a/k/a Float Rite Park, Inc., its successors and assigns, which easement is recorded with the St. Croix County Register of Deeds.

Subject to easements for signs and the location of the ticket book between JKRC, LLC, its successors and assigns, and Float Rite, Inc., d/b/a Float Rite Park, Inc., its successors and assigns, which easement is recorded with the St. Croix County Register of Deeds.

The terms of this sale are as follows: the purchaser must pay no less than 10% of the amount bid in cash or by certified or cashier's check at the time of the sale, with the balance to be paid upon confirmation of sale. Such sale shall be subject to all unpaid real estate taxes and special assessments. The purchaser shall pay any transfer tax imposed on such conveyance.
