PLEASE TAKE NOTICE that by virtue of a judgment entered on July 16, 2009 in the amount of $13,737.07 , and filed as an Execution Against Property against the described premises with the St. Croix County Register of Deeds on September 9, 2009 as document number 903450, the undersigned Sheriff of St. Croix County, Wisconsin, will sell at public auction on the front steps of the St. Croix County Courthouse in the City of Hudson, St. Croix County, Wisconsin, on the 26th day of January, 2010, at 10:00 a.m., on that day, the real estate and mortgaged premises directed by said judgment to be sold and therein described as follows:

Part of the Southwest Quarter of the Southwest Quarter (SW1/4 of SW1/4), Section 22, Township 29 North, Range 17 West, Village of Hammond, described as follows: Commencing at the Northwest corner of Block 2, Original Plat of the Village of Hammond; thence N.0º01'00"W., 66 feet to the Northeast corner of the intersection of Norton Street and Clark Street; thence S.89º00'00"E., along the North line of North Street 330 feet; thence N.0º01'00"W, 160 feet to the point of beginning; thence S.89º00'00"E., 120 feet; thence S.0º04'41"E 40 feet; thence 89º00'00"W 120 feet; thence N.0º01' 00"W, 40 feet to the point of beginning.

Sale of this property will be subject to the Mortgage in favor of Mortgage Electronic Registration Systems, Recorded November 19, 2004 as Document No. 780350, which will remain a lien against the property.

Terms of sale: Ten percent (10%) cash or certified check at the time of sale; balance in cash or certified check within ten (10) days of confirmation of sale.

Purchaser takes subject to delinquent and accrued real estate taxes. Purchaser will be responsible for transfer tax.
