Wells Fargo Financial Acceptance, Inc., a foreign corporation, Plaintiff, vs. Christopher R. Ryan, and Jane Doe Ryan, unknown spouse, and Nicole J. Corneliusen, and John Doe Corneliusen, unknown spouse and Atlantic Credit & Finance Inc., a Virginia corporation, Defendants.

By virtue of a Judgment of Foreclosure made in the above-entitled action on January 29, 2008, in the amount of $151,829.39, I will sell at public auction in the entrance of the St. Croix County Government Center, 1101 Carmichael Road, City of Hudson, County of St. Croix, State of Wisconsin on August 12, 2008 at 10:00 a.m., all of the following described mortgaged premises, to wit:

Lots 2 and 3, Block J, East Hudson, now part of the City of Hudson, St. Croix County, Wisconsin

Tax Key No. 236-0444-00-000

Terms of Sale: Cash

Down Payment: 10% of amount bid by cash or cashier’s check due at time of sale. Balance of purchase price must be paid within ten (10) business days after confirmation of the sale.

This property is sold “as is” subject to all legal encumbrances and any outstanding and accruing real estate taxes, special assessments, and penalties and interest, if any. Upon confirmation of the sale by the Court, purchaser will be required to pay all recording fees and, if desired, the cost of title evidence.
