Junker, Husband and wife, 340 Tapon Circle, Long Key, FL 33001 and Whitewood Investors, LLC, a South Dakota limited liability company, 487 Perch Lake Road, Hudson, WI 54016, Defendants.

Please take notice that pursuant to Wisconsin law, under and by virtue of a Findings of Fact, Conclusions of Law, and Judgement entered in the above-entitled action on October 3, 2008, I, the undersigned Sheriff of St. Croix County, hereby give notice that I will sell at public auction to the highest bidder at the entrance of the St. Croix County Government Center, 1101 Carmichael Road, Hudson, Wisconsin 54016, on Tuesday, April 28, 2009, at 10:00 a.m., the following described real estate:

469 Perch Lake Road: Part of the Northeast Quarter of the Northeast Quarter (NE 1/4 of NE 1/4), and part of the Southeast Quarter of the Northeast Quarter (SE 1/4 of NE 1/4), of Section Thirty-two (32), Township Thirty (30) North, Range Nineteen (19) West, St. Joseph Township, St. Croix County, Wisconsin, further described as follows: Lot 1, Certified Survey Map recorded in Volume 15 of Certified Survey Maps, on page 4111, as Document No. 64881; and

471 Perch Lake Road: Part of the Northeast Quarter of the Northeast Quarter (NE 1/4 of NE 1/4), and part of the Southeast Quarter of the Northeast Quarter (SE 1/4 of NE 1/4), of Section Thirty-two (32), Township Thirty (30) North, Range Nineteen (19) West, St. Joseph Township, St. Croix County, Wisconsin, further described as follows: Lot 2, Certified Survey Map recorded in Volume 15 of Certified Survey Maps, on page 4111, as Document No. 64881; and

477 Perch Lake Road: Part of the Northeast Quarter of the Northeast Quarter (NE 1/4 of NE 1/4), and part of the Southeast Quarter of the Northeast Quarter (SE 1/4 of NE 1/4), of Section Thirty-two (32), Township Thirty (30) North, Range Nineteen (19) West, St. Joseph Township, St. Croix County, Wisconsin, further described as follows: Lot 3, Certified Survey Map recorded in Volume 15 of Certified Survey Maps, on page 4111, as Document No. 64881.

The terms of this sale are as follows: the purchaser must pay no less than 10% of the amount bid in cash or by certified or cashier’s check at the time of the sale, with the balance to be paid upon confirmation of sale. Such sale shall be subject to all unpaid real estate taxes and special assessments. The purchaser shall pay any transfer tax imposed upon such conveyance.
