AN ORDINANCE AMENDING THE MUNICIPAL CODE FOR THE VILLAGE OF NORTH HUDSON, WISCONSIN
WHEREAS, the Board of Trustees of the Village of North Hudson wish to amend Chapter 86 Subdivisions, Section 86-4 Conveyance between adjoining property owners, of the Village of North Hudson Municipal Code. (Deleted language is struck through, amended language is underlined.)
NOW THEREFORE, the Board of Trustees of the Village of North Hudson do ordain as follows:
Section 86-4 Conveyance between adjoining properties
property owners – of the Village of North Hudson’s Municipal Code is amended to read:
(a) Prior to any
The sale or exchange of a part of a parcel or parcels of land between owners of adjoining parcels of land, including the adjustment of lot lines of adjacent lots, where no additional parcels are thereby created, the owner or owners must first be legally described submit an application for such exchange to the village plan commission. Said application must contain the applicable fee as per the village fee schedule, and must include a certified survey map legally describing the resulting parcels and clearly showing the square footage of each resulting parcel. The plan commission shall make a recommendation for or against approval. Final approval shall be made by the village and then approve by the board. Subject to 86-4(b), all resulting parcels must conform to chapter 98, zoning, the official map as described in the zoning ordinance, and the general development plan for the village and its extraterritorial planning area.
(b) Lot lines of contiguous, adjoining lots within the one-family and two-family residence districts (RS, RA, RD), which were established prior to 1987 which are owned by the same owner, or if agreed to in writing by the owners of those lots, may be adjusted under the following conditions: the number of resulting lots remains the same and the lot area of each resulting lot is a minimum of 10,000 square feet for a one family residence and 12,000 square feet for a two family residence.
