Proposed plan designates land uses for Carmichael corridor

The proposed new master land use plan for the city of Hudson includes planning for some areas that are currently outside of its boundaries, but are likely to be annexed in the future.

The proposed new master land use plan for the city of Hudson includes planning for some areas that are currently outside of its boundaries, but are likely to be annexed in the future.

Much of the Carmichael Road corridor north of Interstate 94 fits that definition.

All of the property on east side of Carmichael from I-94 to Vine Street/County UU lies within the town of Hudson. So does the property on the west side of the road from north of the golf course to Vine Street.

Under the existing city comprehensive plan, all of that area except for some acreage at the northeast corner of I-94 and Carmichael is designated for single-family homes.

The property at I-94 and Carmichael was, and is, designated for commercial use.

The proposed new land use map includes a neighborhood commercial district on the Atwood property at southwest corner of Vine Street and Carmichael. It also provides for areas of medium density housing – a mix of single-family residences, duplexes and apartment buildings – bordering the neighborhood commercial areas at Vine Street/County UU and Carmichael Road.

The Plan Commission also recommended expanding the general commercial district east of Carmichael and north of I-94.

“We’re trying to show the corridor be more oriented toward commercial uses,” Community Development Director Dennis Darnold said. He said the Plan Commission’s preference is for mixed-use development of the Carmichael corridor between I-94 and Vine Street/County UU.

The city’s Web site, www.ci.hudson.wi.us, has a link to the entire proposed new comprehensive plan. A public hearing on the plan is scheduled for 6:45 p.m. Monday, Dec. 21, at City Hall.

The City Council is expected to act on the Plan Commission’s recommendation to adopt the plan following the public hearing.
