By virtue of a Judgment of Foreclosure and Sale rendered in the above-entitled action on October 16, 2011, in the amount of $104,605.02, the undersigned Sheriff of St. Croix County, Wisconsin, will sell at public auction at the front entrance of the St. Croix County Government Center in the City of Hudson, in said County, on the 20th day of December, 2011, at 10:00 a.m., the real estate and mortgaged premises directed by the Judgment to be sold, therein described as follows:

Unit 3 in Graham Street Condominiums, being a condominium created under the Condominium Ownership Act of the State of Wisconsin by a “Declaration of Condominium for Graham Street Condo-miniums”, a condominium dated the 5th day of January, 2005 and recorded the 5th day of January, 2005 in the Office of the Register of Deeds for St. Croix County, Wisconsin, in Vol. 2726 of Records, Page 153, as Document No. 784237 and by a Condominium Plat therefor;

Together with all appurtenant rights, title and interests, including (without limitation):

A) The undivided percentage interest in all common elements as specified for such unit in the aforementioned declaration;

B) The right to use of the areas and/or facilities, if any, specified in the afore-mentioned declaration, as limited common elements for such units; and

C) Membership in the Owner’s Association of Graham Street Condominiums Home-owner’s Association, Inc. (hereafter in the “Owners Association”) as provided for in the aforementioned declaration and in any Articles of the Incorporated and/or bylaws for such Owner’s Association.

TERMS OF SALE: Cash.

DOWN PAYMENT: A deposit of 10% of sale price to be deposited in cash or by certified check with the Sheriff at the time of sale; balance to be paid by cash or certified check upon confirmation of sale.
