By virtue of a Judgment of Foreclosure and Sale entered in the above-entitled action on November 10, 2010, the undersigned Sheriff of St. Croix County, Wisconsin, will sell at public auction at the front entrance of the St. Croix County Government Center in the City of Hudson, in said county, on the 10th day of January, 2012, at 10:00 a.m., the real estate and mortgaged premises directed by the Judgment to be sold, therein described as follows:

Parcel II: The NE 1/4 of the SE 1/4 of Section 23, Township 28 North, Range 20 West, Town of Troy, St. Croix County, Wisconsin.

Parcel III: Part of Government Lot 2 of Section 23, Township 28 North, Range 20 West, Town of Troy, St. Croix County, Wisconsin, described as follows: Commencing at the E 1/4 corner of said Section 23; thence N. 89°57'03" W (true bearing) 1320.00 feet along the North line of the NE 1/4 of the SE 1/4 to the NE corner of said Government Lot 2 and the point of beginning; thence S. 01°35'28" E 509.25 feet along the East line of said Government Lot 2; thence N. 89°58'13" W 522.02 feet; thence N. 01°58'28" W. 255.00 feet; thence N. 89°58'13" W 320 feet, more or less, to the water's edge of Lake St. Croix; thence Northeasterly 263 feet, more or less, along said water's edge; thence East 780 feet, more or less, along the North line of said Government Lot 2 to the point of beginning.

All of Glenmont Road, a town road, located in Government Lot 3, Section 23, Township 28 North, Range 20 West; All of the private roadway easement shown on St. Croix County Certified Survey Map, Volume 2, Page 335, Doc. No. 337037; Along the existing farm road located in Government Lot 3 and the SE 1/4 of the SE 1/4 of Section 23, Township 28 North, Range 20 West, in a Northeasterly direction 1250 feet, more or less, from the North end of Glenmont Road to a point on the North line of said SE 1/4 of the SE 1/4 which is 510 feet, more or less, East of the NW corner of said SE 1/4 of the SE 1/4 for access to the NE 1/4 of the SE 1/4 of said Section 23; Along the three existing trails located in Government Lot 2, Section 23, Township 28 North, Range 20 West, from the North end of said private roadway easement to points on the common lot line between Arthur F. and Nancy Partridge and Brenda B.
