PLEASE TAKE NOTICE, that by virtue of a Judgment of Foreclosure entered in the above captioned action on February 21, 2012, in the amount of $145,849.35, the Sheriff or his assignee will sell the described premises at public auction as follows:

TIME: August 28, 2012 at 10:00 a.m.

PLACE: at the Entrance of the Government Center, 1101 Carmichael Road, Hudson, WI 54016

DESCRIPTION: Unit 455, BPG LTD. Condominium, being a condominium created under the Condominium Ownership Act of the State of Wisconsin by a "Declaration of Condominium for BPG LTD Condominium," dated June 1, 2004 and recorded the June 11, 2004, in the Office of the Register of Deeds for St. Croix County, Wisconsin, in Volume 2584 of Records, at pages 071-078, as Document No. 765584 and by Condominium Plat therefore;

Together with all appurtenant rights, title and interest, including (without limitation):

a) the undivided percentage interest in all Common Elements as specified for such Unit in the aforementioned Declaration;

b) the right to use of the areas and/or facilities, if any, specified in the aforementioned Declaration as Limited Common Elements for such Unit; and

c) membership in the BPG LTD. Condominium Owner's Association, Inc. as provided for in the aforementioned Declaration and in any Articles of Incorporation and/or Bylaws for such Owner's Association.

TERMS: Cash; down payment required at the time of Sheriff’s Sale in the amount of 10% by cash, money order, cashier’s check or certified check made payable to the St Croix County Clerk of Courts; balance of sale price due upon confirmation of sale by Court. Property to be sold as a whole 'as is' and subject to all real estate taxes, accrued and accruing, special assessments, if any, penalties and interest. Buyer to pay applicable Wisconsin Real Estate Transfer Tax from the proceeds of the Sale upon Confirmation of the Court. Purchaser to pay the cost of title evidence.
