all other persons unknown claiming any right, title, estate, Interest, or lien in the real estate described in the Complaint herein,

Defendants.

PLEASE TAKE NOTICE that by virtue of a judgment of foreclosure entered on July 18, 2012, in favor of Plaintiff, First Bank of Baldwin, in the amount of $793,581.54, the Sheriff will sell the described premises at public auction as follows:

TIME: January 22, 2013 at 10:00 a.m.

TERMS: Pursuant to said judgment, 10% of the successful bid must be paid to the sheriff at the sale in cash, cashier’s check or certified funds, payable to the clerk of courts (personal checks cannot and will not be accepted). The balance of the successful bid must be paid to the clerk of court in cash, cashier’s check or certified funds no later than ten days after the court’s confirmation of the sale or else the 10% down payment is forfeited to the plaintiff. The property is sold “as is” and subject to all liens and encumbrances.

PLACE: At the front entrance of the St. Croix County Government Center, 1101 Carmichael Road, Hudson, Wisconsin 54016.

DESCRIPTION: Lot 1 and Outlots 1 and 2 of the Certified Survey Map filed in the Office of the Register of Deeds for St. Croix County, Wisconsin in Volume 6 of Certified Survey Maps, Page 1726 as Document No. 418258. Said property being located in the Northeast Quarter of the Southwest Quarter and in the Northwest Quarter of the Southeast Quarter of Section 27, Township 29 North, Range 19 West, Town of Hudson, St. Croix County, Wisconsin.
