PLEASE TAKE NOTICE that by virtue of a judgment of foreclosure entered on July 16, 2012 in the amount of $170,704.30 the Sheriff will sell the described premises at public auction as follows:
TIME: January 22, 2013 at 10:00 a.m.
TERMS: Pursuant to said judgment, 10% of the successful bid must be paid to the sheriff at the sale in cash, cashier's check or certified funds, payable to the clerk of courts (personal checks cannot and will not be accepted). The balance of the successful bid must be paid to the clerk of courts in cash, cashier's check or certified funds no later than ten days after the court's confirmation of the sale or else the 10% down payment is forfeited to the plaintiff. The property is sold 'as is' and subject to all liens and encumbrances.
PLACE: On the East steps of the St. Croix Courthouse, in the City of Hudson, St. Croix County.
DESCRIPTION: Unit 1 in Parkwood Meadows Condominium, being a condominium created under the Condominium Ownership Act of the State of Wisconsin by a “Declaration of condominium for Parkwood Meadows Condominium”, dated May 21, 2001 and recorded May 23, 2001 in the office of the Register of Deeds for St. Croix County, Wisconsin, in Volume 1644 of Records, Page 527, as Document No. 646268 and by a Condominium Plat therefore; together with all appurtenant right, title, and interests, including (without limitation); a) the undivided percentage interest in all Common Elements as specified for such Unit in the aforementioned Declaration; b) the right to use of the areas and/or facilities, if any, specified in the aforementioned Declaration, as Limited Common Elements for such Unit; and c) membership in the Parkwood Meadows Condominium Owners Association (hereinafter in the “Owners Association”), an association of unit owners, as provided for in the aforementioned Declaration and any Articles of Incorporation and/or Bylaws for such Owners Association. Being a part of Lot 22, Plat of Parkwood Meadows in the Town of Hudson, St. Croix County, Wisconsin.
