Dog track sale finalized, new development coming
After months of anticipation, the sale was finalized on the old St. Croix Meadows dog track site. The land sat idle for more than a decade, and will now be redeveloped into a new project that will feature a baseball stadium, brewery, restaurants, office space and more.
Developer Klint Klaas said the Hudson Gateway project is moving forward as planned now that the sale is official.
On Monday the Hudson Common Council approved a predevelopment agreement for the site. The developer will pay $50,000 to cover the costs of additional review and work by city staff with the project.
"We still have a lot of work to do in a relatively short order of time," Community Development Director Mike Johnson said.
Council member Tom McCormick congratulated the city and its staff on the finalization of the project.
"Good job you guys getting this in the barn after how many years working on it," McCormick said.
The council also approved submitting an application for a redevelopment grant through the Wisconsin Economic Development Corporation. The grant is for sites that have been idle for at least five years.
"Well, it's been 20," Johnson said.
The grant provides up to $500,000, which the city would use to reimburse the developer for the costs of demolition, environmental remediation, infrastructure or other redevelopment improvements.
The entire site is going to be wiped clean, Johnson said, as the developer has determined the current building would cost too much to make usable.
On the 30-acre clean site the development will host a 150-room hotel, an indoors sports complex with two hockey rinks and a soccer arena, a brewery, 130 condos, several office spaces, a restaurant and the baseball stadium. The stadium will be home to the St. Croix River Hounds, a Northwoods League team that will be made up of top college players competing during the summer season.
The first phase of construction is expected to start this spring with the stadium, and the second phase will likely be completed by 2021.
